Perazića Do: Montenegro’s Most Cinematic “Ghost Hotel” Beach

Surface White Pebbles & Rocks
Access Tunnel Path / Steep Road
Vibe Wild & Untamed
Sun Cover High Cliffs (Afternoon Shade)

Perazića Do is a cinematic anomaly on the Budva Riviera. Tucked beneath dramatic sandstone cliffs just a short distance from the historic streets of Petrovac, it is a beach of stark contrasts. Here, immaculate turquoise waters and “Wild” Mediterranean flora sit in the shadow of the Hotel AS, a colossal, unfinished concrete skeleton that has haunted the shoreline since the early 2000s. It is a favorite for independent travelers looking for an Off-Path escape mixed with a touch of modern mystery.

“There is a haunting beauty here. The water is some of the clearest in Montenegro, precisely because the ‘ghost’ hotel has kept the massive crowds at bay.”

The Local Verdict

“I still remember the days of the old Hotel AS, when we as children used to swim in its salt-water pool and occupy their arcade game room for hours. While the grand hotel is gone, the pristine clarity of the water remains unchanged, which is why I always bring my mask and snorkel along. The rocky underwater terrain here is a natural sanctuary where tons of fish hide out.”

Pro Tip: The trick is to skip the steep drive and take the tunnel walk from Petrovac; it turns a simple beach day into a scenic coastal hike.

The Shoreline & Sea

Perazića Do lacks the sprawling, uniform flatness of heavily commercialized resort strips. Instead of a sheltered cove, the shoreline meets the open Adriatic directly, catching the refreshing sea breezes and leaving the deep, crystal-clear water beautifully crisp and continuously swept by natural coastal currents.

The Layout

The Natural Cleft Split

The beach landscape is naturally divided down the center by a large white rocky cleft and scattered boulders. Rentable sun loungers and umbrellas are stationed comfortably on both sides of this divider, catering perfectly to visitors who want a structured setup for the day.

The Vibe

The Boho Beach House

Tucked into the northern end of the cove is the bohemian Beach House bar, a scenic hangout that attracts a slightly younger crowd.

If you prefer free beach access, you can easily pitch your own towel directly on the pebbles right next to it, enjoying the full coastal atmosphere while remaining close to the bar facilities.

Underwater

A Sanctuary for Snorkeling

Because motorized water sports are completely absent from this bay, the surface remains remarkably glassy and undisturbed. The sea drops off rapidly into deep, mint-colored gradients just a few steps from the shore. This fast drop, paired with the complex rocky underwater terrain along the cliffs, forms a highly active marine environment where large numbers of coastal fish hide out, making a mask and snorkel absolute essentials for your day here.

The Movie-Like Entrance: Arriving via the Cliffside Tunnels

While you can reach Perazića Do via a steep road near the Reževići Monastery, the true local way to arrive is on foot. A beautiful cliffside Health Trail (25-minute walk) leads from the northern end of Petrovac, weaving through a serene coastal pine forest and offering some of the finest panoramic views of the open Adriatic and the iconic islets of Katič and Sveta Nedjelja.

The highlight of this coastal walk is passing through several hand-carved stone tunnels cutting directly through the cliffside headlands. These tunnels are fully lit today, but not that long ago, you actually had to carry a lamp or a phone flashlight to get through the dark. The moment you step out of the final tunnel, the darkness gives way to a sudden, dramatic view of the abandoned Hotel AS concrete frame looming right ahead against the turquoise water.

The Story of Hotel AS

Towering over the pebbles is the colossal, unfinished concrete skeleton of Hotel AS. Originally a flagship luxury destination during the Yugoslav era, a massive privatization breakdown in the early 2000s abruptly halted its modern multi-million dollar expansion. Left completely frozen in time for over two decades, this massive concrete shell and its rusted, abandoned construction cranes have become a surreal landmark that gives the entire area a distinct movie-set feel.

Critical Safety Notice: While the structure offers an incredible background for photography from the shoreline, do not attempt to enter the building. The interior remains an unmaintained, unregulated construction site with dangerous drops, exposed iron rebar, and unstable debris.

Dining and Beach Practicalities

Facilities on the shore are intentionally minimal, a reality that successfully preserves the beach’s wild, uncommercialized reputation. You will not find sprawling beach clubs or high-end fine dining strips here, so planning your day around a more relaxed, rustic food scene is essential.

For refreshments, the casual Beach House bar at the northern end covers the essentials with cold drinks, coffee, and light snacks. If you are looking for a full sit-down lunch, the Perazića Do restaurant operates right along the shore, serving reliable Adriatic fare including classic pasta dishes, pizza, and fresh seafood caught along the coast.

Pro Tip: Access and Mobility Realities

Due to the rough, uneven terrain of the cliff path and the absolute lack of paved boardwalks on the shore, this beach layout is not suitable for strollers or those with limited mobility. If you choose to bypass the scenic walking trail and arrive by car instead, be prepared for an incredibly narrow, steep, and winding final descent down to the valley floor.

Where to Stay

Because the main shoreline is dominated by the unfinished Hotel AS frame, standard luxury beach resorts do not exist here.

Instead, you can unlock an incredibly authentic stay by booking one of the hidden stone villas, apartments, or private beach houses tucked directly into the surrounding valley and cliffs.
